Ever since the tragic June 24, 2021 collapse of the 12-story Champlain Towers South condominium in Surfside, Florida, building safety requirements across South Florida have tightened significantly. In response, counties and the State of Florida have increased enforcement and oversight of structural and electrical compliance for aging buildings.
Today, South Florida buildings are under tremendous pressure to comply with Florida’s Milestone Inspection law and Miami-Dade’s recertification requirements. Condominium and cooperative buildings 3 stories and higher must complete structural milestone inspections at 30 years (or earlier in some coastal cases), and then every 10 years thereafter. Miami-Dade also requires recertification at 30 years and every 10 years, with strict deadlines once a notice is issued.
Most buildings now face tremendous pressure to comply with 40-, 50-, and 60-year recertifications, and the process can feel overwhelming for boards and property managers. It often requires coordinating multiple moving parts — engineers, contractors, inspections, repairs, timelines, and city approvals — all under strict compliance deadlines.
